Rent
Stabilized Manhattan: An Apartment Building Income and Expense
Profile (Published January, 1997)
A
publication for those who need detailed operating and expense
data for Manhattan buildings.
Rent
Stabilized Manhattan (RSM) is a comprehensive examination of
the finances of rent stabilized buildings in Manhattan. It includes
detailed income and expense data for rent stabilized buildings
in ten Manhattan neighborhoods. Data is broken out for pre-war
and post-war buildings and by size of building. A separate chapter
of the publication is devoted to each Manhattan neighborhood.
Here are a few of the statistics in the Upper East Side chapter:
- The
Upper East Side has 123,000 households of which 86,000 rent.
- The
average rent for prewar apartment units ($740) far surpasses
the Manhattan average ($581). Landlords' net operating income
for these units is high too - $358 vs. the borough average
of $227.
- Operating
costs in post war buildings of 100+ units average $887 per
unit, of which $296 is real estate taxes.
- Small
buildings derive more of their gross revenue from retail uses
(16%) than do large buildings (7%).
